Planning Due Diligence Reports

Dykstra Planning can provide reports to examine the potential for development, subdivision or rezoning. Such reports outline applicable constraints and summarise the planning process in order to obtain necessary approvals.  Due Diligence Reports can be beneficial when considering the purchase or sale of property or when investigating the potential of an existing property.

Development

Dykstra Planning can prepare and coordinate comprehensive Development Applications to give your application the best prospects for a successful outcome. Dykstra Planning works closely with you, as well as other professionals as required to prepare a comprehensive application which will satisfy government requirements.  Proper preparation of a development application can avoid unnecessary and costly conditions being placed on the decision and will ensure time efficient results, meaning the project can progress quickly to the next stage.

Subdivision

Dykstra Planning can provide and submit comprehensive subdivision applications to the Western Australian Planning Commission (WAPC) and will liaise with Government agencies to obtain the best possible result. Dykstra Planning has the necessary experience, skills and knowledge, to prepare and submit subdivision applications of all types and sizes. Our attention to detail, as well as excellent working relationships with government agencies will ensure time efficient cost effective results.

Rezoning/Scheme Amendments

From time to time, properties require a formal rezoning or town planning scheme amendment in order for a proposed use, development or subdivision to be approved. The Dykstra Planning team has a substantial level of experience in preparing, co-ordinating and managing rezoning and scheme amendment requests. Applications to amend the Metropolitan Region Scheme and/or Local Town Planning Scheme can be undertaken, and rezonings of all levels of complexity can be accommodated.

Structure Plans / Outline Development Plans / Detailed Area Plans

Dykstra Planning can prepare comprehensive Structure Plans, Outline Development Plans and Detailed Area Plans to guide future development of a property or area.  Detailed plan preparation and supporting rationale, together with co-ordination of environmental, engineering and other inputs (where necessary) can be undertaken to the highest standard in accordance with relevant requirements.

Advocacy

If you have received a planning decision that appears unfair or unreasonable, Dykstra Planning can act on your behalf to have the decision reconsidered or reviewed. The Dykstra Planning team has considerable experience in the preparation of expert evidence and applications for review at the State Administrative Tribunal (SAT).

Dykstra Planning can also act on your behalf to meet or negotiate with decision making authorities, or to prepare submissions and correspondence on your behalf in relation to planning matters.
